Full Terms and Conditions

  • Bookings may be held for 2 days on a provisional basis, while flights are arranged.
  • A 25% deposit of the full cost of the rental is required to confirm a booking, with the balance due 8 weeks before the arrival date.
  • Payment should be made by bank transfer, in Euros, unless otherwise agreed.
  • If you cancel your booking less than 8 weeks before your holiday and after the date the balance of payment is due, you will be liable for the full amount of the rental payment.
  • In the event that you have to cancel your holiday, we will make every effort to re-let the apartment during the dates you have booked. If we receive another booking for the apartment we shall refund all the money you have paid, less an administration charge of €50.
  • If there is a limited time in which to obtain a new booking, we reserve the right to accept the new booking at a discounted price, or to make use of an agent who may charge commission. In this instance, any discount given and costs incurred will be deducted from the refund paid to you.
  • If we are still unable to re-let the dates you have booked, we regret that we cannot make any refund. For this reason, we strongly advise you to take out independent holiday insurance to cover such an eventuality.
  • In the unlikely event that the apartment is uninhabitable due to fire, earthquake or any other event outside our control, we will refund the money you have paid.
  • Only the people declared on the booking form will be allowed to occupy the apartment. At no time must the number of people staying at the apartment exceed 4, plus a baby. The apartment must not be sublet at any time.
  • The person making the booking must be over the age of 21. Any child under the age of 18 must be accompanied by a parent, or an adult nominated as guardian during the holiday. Portuguese law requires that children under the age of 18, who are travelling without a parent, must have written permission to enter the country in the care of the named guardian.
  • On the day of your arrival, the apartment will be available from 2.00 pm. You must leave the apartment by 10.00 am on the day of your departure in order that it can be cleaned before the next client arrives. Depending on the travel arrangements of the previous client or the one following you, it may be possible to be flexible about these times. However, this facility must not be assumed and you are asked to enquire about such arrangements, by email, not later than 48 hours before you arrive.
  • Animals are forbidden either in the apartment or within the grounds.
  • In consideration for other clients booking the apartment after you, we ask you not to smoke in the bedrooms.
  • The contents of the apartment must not be removed from the property and are for use only within the apartment and grounds, with the exception of beach towels, which may be taken to the beach.
  • You must undertake to report any damage to the apartment and/or its contents during your holiday to the Managing Agents. Breakages and damages, other than those due to normal wear and tear, must be paid for by the occupants.
  • A security deposit of €200 is to be paid with the balance of the rental payment. Alternatively, this could be given in cash to the Managing Agents on the day of your arrival. This money will be returned by bank transfer within 2 weeks of the end of your stay, minus the cost of the replacement/repair of any items lost or damaged.
  • There is a book in the apartment that all the occupants must read on arrival, paying particular attention to the section on safety and security.
  • It is forbidden to have a barbeque on the balcony, for safety reasons.
  • We also require you to make sure that young children are accompanied by an adult whenever they are on any of the balconies.
  • You are asked to be considerate of the occupants of the other apartments and neighbouring properties, especially with regard to noise. For this reason, we ask that only personal CD/MP3 players with headphones be used beside the pool.
  • If you have any complaint about your accommodation or find that the inventory is lacking, please bring this to the attention of the Managing Agents during your stay, so that matters can be remedied before you leave.
  • Rental of the apartment is subject to the above terms and conditions.
